新壽管理維護副總呂俊毅表示，目前新光信義傑仕堡出租率為8成5，比國內五星期飯店的7成左右的水準，高出約一成，今年租金也將維持每年3-5%的調幅，樂觀期待在大環境好轉以及商業活動頻仍下，新光信義傑仕堡出租率將回到金融海嘯前的近滿租的高峰。

多元機能、視野寬敞的智能休閒住宅
延續空間感及穿透感，客廳的沙發背牆與女孩房之間，採用輕透玻璃方式隔間，將自然光線帶進臥室，並放大公共空間的視覺感受；而為了充分利用挑高三米六的空間特性，在臥室上面規劃了多功能的閣樓，並將樓梯設在不影響整體動線的入門靠牆側邊，加上樓梯入口規畫鏡面推門，關上時透過鏡面反射材質，能延伸公共空間的視覺畫面，具有放大空間效果，也帶有美式都會風格氣息，而閣樓可以做為書房、客房、也能儲藏，屋主回來度假時眾多大行李箱，依照使用需求作不同變化。

燈光的設計方面，由於屋主希望能呈現令人放鬆的光影氣氛，因此除了運用大量自然光，在公共空間設計師運用間接燈光及節能 LED 燈營造出休閒減壓的情境變化，除了更符合度假住宅的特性，在白天及夜晚也能呈現完全不同的空間視覺效果。

02機能 多方位使用的餐廚空間
量身打造的中島除了可折疊延伸的桌面，檯面還規畫隱藏收納電磁爐、微波爐等廚房電器的功能，男主人喜歡在這裡閱讀書報及工作、上網，讓餐廚空間也能是一個多方位的居家工作室。

03格局 延伸並放大公共空間的視野

八德單親葉媽媽靠擔任清潔工微薄收入，獨力照顧重度精神分裂的長子及2名子女，全家擠在不到15坪舊屋，高樓下的陰影讓她們連曬太陽都是奢侈，葉媽媽更因長期睡在潮濕木地板導致脊椎作痛。桃園家扶中心知情後號召20多名志工仿「全能住宅王」替葉家房屋修繕，葉家人總算住進溫暖舒適新環境。

桃園家扶中心社工訪視發現，葉媽媽住20多年的家濕氣及壁癌相當嚴重，每逢天雨屋頂及牆壁便會滲水，木質地板因漏水逐漸腐爛而不穩固，沒有床鋪可睡的他們，只能打地鋪睡在潮濕的木板上，沒有門的廁所僅能以布簾遮掩。狹窄生活空間，連走動只能側身會面，葉家人幾無生活品質，家只剩避風遮雨的功能。

「這個家除了4面的牆壁不動，其它的全拆重建。」家扶會表示，受過家扶幫助的弱勢孩童，長大自立後所組成的志工隊「家友會」，經號召，家友會22日出動20多位的志工，展開翻修重建工程，專業工程人員上至屋頂下到地板，以及牆壁內的管線都重新配置修繕，家友會精神領袖許基聰先生說，這是歷年愛家服務最浩大的工程。

見到老屋修繕如新，葉媽媽感恩地說，住了20多年的房子也沒有能力搬走，再破再爛畢竟是自己的家，往後會珍惜這嶄新的家。

家扶中心張伏杉主任表示，以往的愛家服務僅志工協助居家環境整理，此次幾乎是全能住宅王的改建，見志工為弱勢家庭的全心投入，真的很感動。

位於台中市太子道 35 坪 3 房 2 廳的新成屋，是一家四口享受天倫之樂的住所。一打開家門，映入眼簾的是一幅讓人感覺溫馨和樂的端景，設計師以白色為牆面主色系，讓深淺不一的沙發家具透露出溫潤氛圍。位於窗邊的臥榻，讓家人能在此輕鬆地或坐或躺，讓窗外綠景陪伴一家人相聚話家常的時光。另外，在客廳的木作立體天花板上與電視櫃下方則設置燈源，豐富了居家空間的情境變化。 向內望去可以看到的是，同時有遮蔽功能又能讓視覺通透的書櫃，放置著大人小孩喜愛的書籍或展示品，增添全家人的生活回憶與樂趣。在書櫃的後方，設計師擺放上書桌椅，創造出像小小圖書館般的空間，讓人可隨時拿取想要看的書來閱讀，同時也作為孩子做回家作業的地方。臥室則使用金色方格壁紙作為床頭墻，再次利用燈源的設置，讓休憩空間的氣氛更為放鬆；木質的床板附有抽屜兼做收納機能。而家中另一角的女兒房延續整體風格，使用淺色系肌理鮮明的木質書桌與吊櫃，打造出能專心閱讀的氛圍。

新年房企啟動海外項目開發 洛杉磯綠地中心開工

近日，綠地集團登陸北美的首個項目——總投資達10億美元的“洛杉磯綠地中心”正式開工建設，標誌著綠地新年新一輪海外開發的全面啟動。據悉，綠地在美國紐約、英國倫敦及泰國等地的海外項目年內也將相繼投入建設及銷售，大規模滾動開發的全面啟動，將助力綠地實現全年海外銷售超過130億元的目標。

據瞭解，此次啟動的洛杉磯綠地城項目區位優越，位於洛杉磯市中心核心區舊金山街與第八大街之間，連接洛杉磯金融區及會展區，毗鄰洛杉磯湖人隊主場斯台普斯球館及葛萊美獎頒獎典禮所在的諾基亞中心，與洛杉磯市中心最高檔酒店及酒店公寓麗茲卡爾頓酒店為鄰。項目占地面積2.56萬平方米，規劃建築面積15.32萬平方米，規劃建設三棟中高端公寓、一棟酒店及配套商業，總投資將達10億美元。

現代人習慣在使用Google Map定位目的地或是搜尋附近店家，不難發現最近Google Map上多了一項功能──「瀏覽內部實景」，點進去後能立即走進店家內部，用滑鼠點擊就能在店內自由走動，觀看細部的裝潢擺設，在線上親身感受店內氛圍，成為消費者在選擇餐廳、旅館民宿時一項重大指標。

「這是Google一項革命性的創舉」，台北數位集團產品經理盧新佩表示，繼Google地圖、Google街景之後，Google將原先的街景服務概念延伸帶入店家內部，讓網路使用者在線上便能身歷其境，跨越距離藩籬，實際體驗店家所營造的氛圍；這項服務推行於全球30多個國家，在國外廣泛應用許久，這次引入台灣市場，估計勢必會引發一股風潮。台北數位深入街頭巷尾，幫近千家的商店拍攝Google環景，其中包含餐廳、民宿、寵物、沙龍…等數十種行業，迅速拉近店家與消費者的距離。

屋主曾經考慮過，把柱子跟廚房牆面中間封起來，做矮櫃或格柵，但是設計師力勸他們不要封。事後屋主發現這樣設計是對的，因為進入書房的回型動線很靈活。此外，書桌與柱子相嵌，沒桌腳，俐落獨特的結構美，反而豐富了書房區的視覺層次。

背景質感的創造上，電視牆為色調柔和的抿石子，沙發牆面漆成藤色，橡木質感的超耐磨木地板更加深了自然氣息。書房的櫃子一度想要用布簾或玻璃擋灰塵，最後考量到預算和美觀，決定一半做開放式層架，一半做有門的木櫃。

誰說柱子一定要是牆角，成為開放式書房的中心，創造回字型靈活動線也不錯。
再來就是屋主展現擺搭功力的時候了。Angus和Jennifer都非常喜歡旅行，蜜月時更從秘魯帶回了不少美麗的南美飾品。他們將最獨特的旅行紀念品放在餐廳旁的層板上，例如秘魯傳統屋簷用以鎮平安的牛雕、尼泊爾廓爾喀刀。

這些地方都會沾灰塵，到底是什麼有幸被存放在門櫃呢？答案居然是漫畫，那是Jennifer最珍愛的書籍，從小到大的收藏量相當驚人。為了加強承重力，門櫃的層板厚度從2公分增加到2.5公分。實際收納時，深度居然剛好可以放3排漫畫，Jennifer開心的說：「真是神給我的指示啊！」

實用與美感兼顧

他們夫妻都是實用至上，同時又很在乎美感的人。廚房只有水槽區有上櫃，因為覺得上櫃很難用，Jennifer直率地說：「我拿不到啦！」除了客廳裝了雙開布簾，所有窗簾都是羅馬簾，收起來之後會在上方，看起來簡潔，不會左右各一坨。
大部分的家具都是購自台灣品牌「有情門」，作工實在，色調樸柔，外型簡潔優雅。客廳則是台中沙發訂做，彈簧結構的支撐性好、耐用度高。
